What does this studio actually demonstrate?
One parametric model carrying a residential aged care home, chapter by chapter, from household design through to the money. The masterplan engine places households, a community heart, a service spine and courtyards by built form, and cuts a room-level plan for each household kind. The wellbeing register then measures that plan directly: corridor run, sightlines, daylight, garden access and wander loop length are read off the placed rooms, not assumed. The workforce chapter turns the care minutes target and that same plan's travel distances into a shift-by-shift roster, and the funding chapter turns the roster's cost and the built form's capital cost into AN-ACC and RAD revenue, EBITDA per bed and a funding waterfall. Change the household size in chapter two and the roster cost and EBITDA in chapter six both move.
Which principles is the design checked against?
An indicative distillation of the National Aged Care Design Principles and Guidelines across household scale, corridor run and wayfinding, communal space per resident, daylight to resident rooms, direct garden access, the wander loop, memory household placement, service separation and staff travel, among others. Each check reports what was measured against what the guideline sets out, so a warning is traceable to a principle. Client deployments encode the full guidelines alongside state planning and Aged Care Quality Standards provisions.
How is the workforce roster and funding case built?
From the same geometry and care model as the design chapters. The roster is sized from care minutes per resident and split across shifts with a registered nurse rostered at all times, and travel efficiency comes from how far the plan actually places staff from residents. That roster cost, the built form's capital cost, AN-ACC funding, RAD and DAP accommodation payments and hotelling costs then combine into an EBITDA per bed and a five-line sensitivity. What does the live operations twin show?
Once the design is committed, the finale can open a small portfolio of homes built to the same model and step through a day-by-day operating view: occupancy, falls per bed day, call response time, agency share, care minutes delivered and EBITDA run rate per home, an incident feed and autopilot levers such as roster rebalancing. It demonstrates how a design decision keeps paying, or costing, once residents move in.
